What your viewer sees first...
Tidy up your front garden, cut the lawn, make sure the path to the door is clear of rubbish and weed free, keep your animals out of the way.
Get cleaning - clear your hallway of clutter (if you have one), make sure your bathroom and kitchen in particular are clean as these are main selling rooms. Give the windows a wipe down and dust your surfaces. Take down those embarrassing pictures as you are trying to give the viewer the thought that they would live in your home.
For nighttime visits use side lights to create a warm and inviting atmosphere in living rooms and bedrooms. Mirrors in small rooms, bathrooms and dark hallways will help to make them feel brighter and larger.
Make sure your property looks its best at all times, nothing makes a room look smaller than piles of paper and clothes all over the floor. Bribe children if necessary to keep their rooms tidy!
Make it a home they would love to live in...
A fire can make a room so if you have one make sure you light it. Fresh flowers brighten up a room and create a good impression. Give your house a good airing to get rid of stale smells from cooking or pets, this can be a massive turn off and is more important than you think.
Put the heating on, make sure the house feels warm and cosy, no-one wants to live in a place that has a damp and chilly atmosphere.
If you have dogs keep them under control or out of the house as many purchasers can be afraid of dogs.
Don't crowd viewers, always let viewers enter a room first, it will make it seem less crowded if you stay by the door, make them feel welcomed and answer questions in a simple straightforward way.

Our website is a good place to start but dont forget to advertise in the local newspaper or neighbourhood magazine for a little extra coverage. Why dont you have an open house day, put a sign outside a week before advertising when and on the day, its a great way to sell your property.
