SELLERS:-

1. How much does it cost to advertise my house?

Please see our package details on the "sell your house" page but you can start by registering free.

2. I'm with an estate agent, am I breaking any rules?

No, you can advertise through your estatge agent and market your property yourself. However if an offer is made by a buyer through an estate agent, or a viewing has been made by and estate agent you are liable for their fees as signed for in your contract with them.

How it works...

Sole Agency
If you are already using an Estate Agent to sell your home then the appointed agent is the only agent who can sell your property, however, as you are not an Estate Agent yourself, if you do find a buyer yourself through private advertising on tron houses then you do not have to pay the Estate Agent commission.

Sole Selling Rights
In this case, the Estate Agent is the only person with the right to sell your home, if you do sell your home privately then you are still bound to pay the Agent their commission. We suggest you give your agent a ring to let them know you are also advertising online privately, our service benefits you with its UK coverage and it will save you money but letting the Agent know your intentions saves you stress further down the line..

Multiple Agency
In this case, you may appoint as many Agents as you like to sell your home, the agent who does sell your home is then paid his commission, you may find that this type of agreement the commission is slightly higher.

3. Can I advertise my house with a " For Sale" board ?

Yes we can supply one for a small fee when you sign up to register your account

4. Are my details available to the public?

No everything is done through email, unless you want to give a buyer your telephone details. These options can be selected within your Sellers Account. For a buyer to be able to contact you they must first sign up and get verified.

5. Do I need HIPS?

6. How do I pay for my advert?

We accept all major credit cards and debit cards

7. What do I do when someone makes an offer on my property?

Once you have received and accepted a suitable offer, the process is similar but reversed to when you buy a property. You will need to employ a solicitor or licensed conveyancer to ensure the legal transfer of ownership is completed as quickly and efficiently as possible. The contract is prepared and details of all matters affecting the property in the deeds or on the Land Register are given to the buyer's solicitors. If the buyer is satisfied on all the relevant matters, contracts are exchanged, the transfer deed approved and the sale is completed.

Once you have exchanged contracts you and the buyer are committed to the sale. A completion date will be set and you could end up paying damages if you fail to move out by the agreed date.

1. I have found my dream home, how do I set up a viewing with the owner ?

2. I have seen a Tron Houses For Sale board, can I contact the seller without using this site?

Yes, you can contact the seller direct, however there are more benefits from having a Buyers Account. You will be able to view more details of the property, including photos and in some cases you will be able to take a short video tour of the property, particularly useful if you are relocating some distance. You are then able to contact the vendor direct by either email or telephone.

3. Should the seller supply me with a HIPs report?

Because the government has only just brought out this requirement this area is slightly hazy, in order to help you and answer this question we have dedicated a page to this very issue, please see the menu to the left or click here.
