We'll update this description with room measurements in the next few days, but as a rough guide, we've been looking at houses at prices around £475,000 in Woodford, Buckhurst Hill and Chigwell for our next move and so far, everything we've seen has had smaller rooms, so the sizes are very good for a house in this area at this price.
When we came to Chestnut Close around ten years ago, this was a typical three bedroom house. We're a family of four, so we added a big loft conversion to create a huge extra bedroom and ensuite shower (we use the original third bedroom as an office, though you could make it a bedroom again). We've also added a ground-floor extension at the back to give a large dining room and big fitted kitchen, with granite work surfaces and a slate floor (it has the usual appliances, dishwasher etc and a split-level gas cooker).
We have off-street parking, but if we were staying, we'd be thinking about putting a garage and maybe a workroom at the bottom of the garden (haven't investigated planning permission for this, but neighbours have done it).
CLOSE TO SHOPS, STATION & FOREST: WEST HATCH CATCHMENT
Chestnut Close is a short walk from Lord's Bushes (Epping Forest) and the Roding Valley Country Park. Buckhurst Hill tube station is 5-10 minutes away and the shops of Queen's Road are about 5 minutes. If you're looking for a good school, it's in the sought-after West Hatch catchment (this expands and shrinks depending on the number of applicants each year, but as the house is only around a mile away, it's usually inside).
