To the rear of the property is a private enclosed patio area with access to a purpose designed office, additional therapy room. These rooms could again be eaily converted into on suite guest accommodation. There are private steps to the access road.
Currently, Wellbeing is in use as award winning 4 star English Tourist Board accredited guest accommodation and holistic therapy/complimentary therapy business. It has a well established client base and is the only property in the area to offer a comprehenssive range of theraputic health & beauty treatments with tailor made relaxation packages.
Wellbeing is situated less than 10 minutes walk from Ilfracombe which is a typical harbour town, steeped in history. There are numerous bars and restauraunts catering for a variety of tastes. It is an ideal location from which to tour and enjoy the rugged North Devon coastline and the sandy and surfing beaches of Saunton, Croyde, Putsborough and Woolacombe. The South West Coastal Path and Exmoor National Park are also near at hand.
Wellbeing works extremely well as a guest accommodation and therapy business but would work equally as well as a large and extremely comfortable family home.
There has been significant investment in the compete recent refurbishment of the property including a 10 year guaranteed damp proof course.

The reserve also includes the reclaimed traditionally farmed land at Braunton Marsh with its wide array of plants, insects and wild life, the Estuary itself, famous for its salt marshes and migratory populations of wading birds, and Northam Burrows with its nationally important marsh and pebble ridge.
LOCAL EDUCATION FACILITIES
ILFRACOMBE COMMUNITY COLLEGE is an 11-18 comprehensive school located in the North Devon town of Ilfracombe. It is unusual in that since the early 1980s, facilities available to students have included a television studio complete with editing suite. Following lengthy fundraising and negotiations from 2001, the college was awarded specialist college Media arts status in 2004 - one of only three colleges in the UK to achieve this. The school has recently continued its transformation into the new Arts status with the building of a £2.6 million pound Arts block and other developments are continuing
PILTON COMMUNITY COLLEGE is situated on the outskirts of Barnstaple in a pleasant residential area. The site is some 7 miles from the Atlantic coast beaches and 12 miles from the Exmoor National Park. Pupils come to the school from a wide area and there is a truly comprehensive intake. Pilton is the largest of seven 11-16 schools in the North Devon area which send pupils at post-16 to North Devon College in Barnstaple. There are more than 1400 pupils on roll with 100 teachers and 87 support staff. In 2003 the school was designated Specialist Language College. It is keen to develop the international nature of it’s work. Recent pupil trips and exchanges include visits to Germany, France, Austria, Peru and Morocco. Staff exchanges have occurred between colleagues in the Sudan, USA and Australia.
BRAUNTON SCHOOL AND COMMUNITY COLLEGE is a high achieving 11 – 16 Specialist Status, (mathematics and Computing) community school with a current student roll of 733. It enjoys excellent standards of teaching and learning.
NORTH DEVON COLLEGE is a Tertiary College situated in Barnstaple, North Devon. At the age of 16 most students wishing to remain in full or part-time education attend the College. In addition the College continues to serve the further education needs of a wider area. Very strong links are maintained with all schools and community colleges as well as other institutions, so as to ensure comprehensive provision for both young people and adults in the area. The College welcomes applications from mature and international students. Since 1993 the College has held independent status. Accordingly it is no longer under the control of the Local Education Authority and in effect is functioning as an autonomous organisation.
